I'm looking for a way to keep my current listing and the related reviews, while adding the possibility for guest to rent two new big rooms with own entrance in the old hayloft of the existing house.
It is one property all together, and we would like to rent out either the existing part (up to 8 persons), or the full property (up to 12 persons) together, i.e. we will not rent out individual rooms, but ensure that guests are always having full privacy during their stay.
We will have fixed prices for 8/12 guest, i.e. not operate with additional price per person/rooms, and during high season we will only rent out the full property for up to 12 guests.
I cannot find a way for allow for 8 persons (small part and lower price) outside high season, and only allow for up to 12 persons (full property and higher price) during high season, unless I make a new posting, which I really want to avoid in order not to jeopardize my super host status.
Can someone help me understand if this is possible via the AirBnB settings?
@Sabine1170 Simply put you cannot do what you are suggesting I am afraid. You will need to create a new 12 person listing and then link its calendar to your existing listing. Then block the smaller listing for high season using a rule set - you can always open it up later if it doesn't look like the 12 bed will book.
To use rulesets and get a multi calendar you need to switch on pro tools from your account.
I don't see why any of this would jeopardise your super host status.
I looked at your listing, it calculates an small extra guest fee from the 2nd guest onwards (which is somehow in contradiction with your message saying: We will have fixed prices for 8/12 guest, i.e. not operate with additional price per person/rooms.)
You already mentioned in the description of the listing also 12 guest can stay.
But you need to realize the listing will not show up in the search system for a guest searching for a group being more then 8 guests.
Adding or removing a listing will not affect you reviews, once received they will stay in your profile.
Your superhost status is earned from your current listing and future hosting results from this (or more listings) can ofcourse not be predicted.
At least one more listing must be added for hosting the 12 guests, as @Mike-And-Jane0 already explained.
If the two listings only have to show availablity in different time periods, then set option "availability window" to "dates not available by default", then open the dates for the specific time period on each listing.
For more complicated availability on the calender(s) use rule-sets and calender-linking.
Even a third listing could then be created to offer the new 4 guests accommodation separately, if desired.

Airbnb does not hit you has duplicate if you create a new listing same address if the number of bedrooms in both listings is different 3 bedroom and 5 bedroom.
Or tf you only want 1 listing. The one listing. Change to 5 bedrooms. Thenn your listing just post thar 3 bedrooms are open, two bedrooms are .locked unnless guest counr is over 11 guests/. We just gey an interior electric .lock on the 2 addational bedrooms. As .long as clearly posted your fine.
