Two listings for same property

I'm considering creating two different listings for the same property, and I'd love your input.

The first option is for a cozy room in our house, perfect for overnight stays.

The second option offers the SAME room but with an additional perk – access to our spa-zone, which includes a hot tub, wood sauna, infrared sauna, and a relaxing room.

These options will have different pricing. Are there any potential issues or challenges associated with this approach, and do you have any tips or suggestions for managing such listings effectively? Your insights are greatly appreciated!

@ElenaandSergey0 One downside is that splitting bookings over two listings will reduce the bookings for both and so they will appear lower in the search engine.
