I do not understand the update in May. To be considered as a Private Room the customer needs to access shared spaces. This then means it is not Private but shared, this is an oxy-moron and stupid.
Our guests have their own private entrance with self check in, access to private doored bedrooms, private doored bathroom, eating area, a kitchenette/cooking area with sink, fridge, microwave, mini cooker, induction rings etc. etc.
We live in the lower floor separately. Therefore for our listing description we do not have a private space (because it is not shared, an oxy-moron as private is private NOT SHARED), the customer does not have the entire space as we live on the lower floor. And it is not shared because they have the entire floor to themselves.
Air BnB encouraged self check in, now they want us to offer guests complete run of our private listing sorry no shared listing no private no shared (you get the idea) listing when we may not be home. To now be listed in the private listing we need to share our home, let strangers in at anytime as they have entry codes. We are not even supplied the home address of the customer. And now we have to offer them access to the silver cabinet.
Please let me know what I should list as, because none of the descriptions will fit our property with this ridiculous update.
Does this mean we have to leave Air BnB as we do not fit the narrowing parameters. Unless we have a ski lodge, yurt, shepherds hut, castle, farm, igloo or space station.
We are now fined for cancelling, but customers cancel at will (subject to selected cancelation policy). We know nothing of the customer coming into our homes, which we are now being asked to offer self check in and fully share our entire property with people we trust Air BnB has vetted!!!. My terms state check in after 4pm. but guests are always arriving early, asking to check in in the morning. Today I was asked if I could dog sit all day whilst the guests went out for the day (no payment offered, just another service I should offer for free). More and more often we hear of scammers using Air BnB addresses to receive ill-gotton gains.
I have a 4.97 rating with 138 reviews and a member since 2019 (just before the Pandemic). I believe that shows I have been doing something right. But now I will not fit any of the listing parameters. And from May will only be found in searches under weird and wonderful search parameters that nobody looks at. As I will not be private, shared or entire place. So will have to be searched for alongside properties in the middle of no-where, near nothing, and only three legged dogs may apply.
Who is making these alterations, what consultation have we had. Its all going a bit Pete Tong (wrong)
I agree… private is not “private” if it’s actually “shared.” And I certainly don’t want anyone on our side of the house being able to roam around our living room late at night when we’re sleeping. Too much of a liability on many fronts (safety, theft, property damage, etc.). We don’t see this as a benefit. It appears that the majority of people searching on AirBnB mostly use it looking for a deal (or experience). For those looking for a deal, they are most likely going to search within a category that they feel would be financially sensible. No starving college kid is going to search for a castle when they have limited funds. This is a mistake and should be revisited.
So the question now is “why?” Why are they changing the requirements?
