@Louis1983 then some advice

1) Do not rely on Aircover - get your own proper insurance

2) Do not use Airbnb price tips they are stupidly low

3) If you are not on-site then find a really good co host

4) Don't pack people in

5) Have a min stay of at least 2 days to help prevent parties

@Louis1983 where in the world are you? What type of property is it? Are you local or distant to the property? Is the property furnished or bare at present?

Folks really need more data to give useful input.

Thanks guys for replying. My property is in the USA and located in Las Vegas, NV. SW. It is fully furnished: 3 bedrooms, 2 1/2 bathrooms. I will be uploading photos of the property shortly.

In addition to the good advice above, do not be starry-eyed. It's not easy money. Thoroughly research in this forum and learn from all the horror stories.

@Louis1983 I agree with @Fiona256 but do recognise that horror stories abound but there are very few success stories which, of course, out. weigh the horror stories many times over.

That said most horror stories seem to come from the USA - Perhaps its a size thing.

@Louis1983  First thing to do is inform yourself of local regulations concerning short term rentals, licensing, etc. There's no sense putting up a listing only to find it's illegal and gets closed down.
