When starting a new property listing

Hi all,

I would like to know if a new property will have any advantage or disadvantage in being found among many properties in my specific area. If there is any advantage that boosts a new home, how long does that last? 

 

Is there any disadvantage in taking a very long time setting up a property. There is much that goes into wording, photography and staging a new home. Does any advantage in being found by the searching guest start when the listing goes "live"?

 

I would like to begin getting my listing ready, but I will not be able to go live until my permit is approved. I will wait if taking a long time setting it up on the backend will hurt my chances of being found.

Airbnb gives new listings a temporary search boost to help them gain visibility and traction. This “new listing boost” is designed to help you get your first few bookings and reviews. I suggest to avail that 20% discount promo for first 3 guests.

 

Boost last for 30 days from the moment your listing goes live.

 

The boost applies only once, so it’s important to launch with your best foot forward  take great photos, compelling title, well-written description, competitive pricing, and instant book (if possible).


You can safely take your time getting everything right (photos, copy, amenities list, pricing strategy, etc.) before clicking the “Publish” button.
The search boost only starts counting down once your listing goes live.


Yes, it’s best to wait until you’re fully legal and ready to accept guests.


I suggest to start working on the listing now (in Draft mode

✔️Write a compelling title and description.

✔️Upload final photos

✔️Set up amenities and house rules.
