Why am I not receiving any reservation via Airbnb?

Is it a problem with my posting, Airbnb doesn't have a powerful presence or strong interest in my neighborhood, or is it not the season for this type of reservation of my resort via Airbnb, or am I doing something wrong?

Hi Dina,

It’s great to see that you’re already receiving strong reviews on Booking.com—clearly, guests enjoy their experience at your place! Since your listing is doing well there, let’s look at a few ways you can improve your presence on Airbnb.

One key difference between the two platforms is how they each drive visibility. Airbnb has unique algorithms that prioritize certain listing qualities, so optimizing your Airbnb listing to meet these expectations can make a real difference.

First, consider making your Airbnb listing description as engaging and detailed as possible. Include unique selling points of your rental, like nearby attractions, activities, or any standout features. You could also mention highlights from your guest reviews on Booking.com to build trust.

Ensure your photos showcase the best of your property. Airbnb guests often have high visual expectations, so clear, bright, and well-staged photos of each room (and any special amenities) are essential. If possible, hiring a professional photographer can make a big impact, as it makes your listing look even more inviting.

Check your pricing and availability settings as well. Airbnb’s algorithm often favors listings with competitive pricing and flexible cancellation policies. If there’s high demand in your area, you might also try using Airbnb’s Smart Pricing tool, which adjusts your price according to local demand.

Lastly, the Airbnb search algorithm often rewards prompt communication and excellent guest reviews. Try responding quickly to inquiries, and be sure to ask your Booking.com guests if they’d be willing to leave you a review on Airbnb as well.

These tweaks can help improve your listing’s visibility, and hopefully, bring you more Airbnb bookings!

@Dina845

Almost a year and no reservations hurts your listings display in the Airbnb Search Algorithm.

Suggestions your highlighting luxury.  You can still take your own photos for now but for me luxury was not highlighted.  The kitchen is very nice but maybe a better presentation.  I loved the blue and the appliances appeared high end.

You have a living room picture with French doors open is there a patio to enjoy morning coffee.

A Guest probably doesn't know the neighborhood and doesn't know your property.  Except your title, description and pictures.  You have to say to the Guest, why the perfect rental.  Why your property is the perfect fit for whom?  Great for adults because great for kids because or great for families?

Check how your pricing compares to other similar listings.  That could be a factor.

Check your amenities especially luxury a house would be above 30

Use picture captions and folders that will present more organized

If you turn on Instabook at least temporarily that will give you an Airbnb Search boost.  Because your listing is very nice I would set a  minimum stay to avoid the 1 nighters and set your notice time to like 3 days or something so you can vet guests
