I would love some feedback on my listing. The pictures on there now are simple pictures taken from my phone. We haven't hung wall decor so I have not done professional pictures. Those will be done in the coming weeks so just know that is being worked on. I'd love feedback outside of that. Please also feel free to recommend amenities, design, and other things you think I should have as well.

Beautiful house. I know Airbnb recommends experienced Guests that will take you a little longer to get your first because your not experienced. So think about that just because someone inquires you say yes or no.
Your bed count is off you not showing your correct bed count there is more than 3 beds.
9 people 2 in the master which means 7 people sharing 1 and 1/2 baths for a week doable but when a Guest is willing to have a little inconvenience they will expect a discount to say a 3 full bath rental in your area.
You have a great patio, set it up so Dad can sit, grill hotdogs while watching the kids burn off energy.
What is your market of 9 people? Who are you thinking is your perfect customer? You want something in your ad that speaks to your market great for this or close to that. Guests aren't coming to see your beautiful house your property is a plus to their agenda.

Hi Marie, thank you for the feedback. It's a 3 bedroom home which is why it says 3 but yes, it has more than 3 beds. 9 people is out max, bed wise and desired amount of people. We are mostly trying to appeal to a family, like us. I will note that in the listing. We have a 2.5 bath home. Finding something with 3 full baths in our area is a unicorn.
Yes I definitely need to get furniture for our back patio. A grill and conversation set is on our list to add!

When a Guest logs on and is mom dad and 3 kids. They search 5 Guests. Yes the Airbnb Search Algorithm will display your property because Max 9. The computer search engine like all search engines is designed to make the searching party happy. If I search 5 Guests then Max 5 properties are displayed first and other properties that don't match my search but can accommodate are displayed lower.
