background checks for long term guests

As I’m hosting guests long term guests, I’ll like to know what kinds of questions I can ask my potential tenants to know their backgrounds.

 

For example, can I ask them about: 

 

* The purpose of their stay (e.g., work, relocation).
* General information about their profession or plans.
* Their ability to meet the rental terms.

 

Or even about their ability to pay (e.g., employment details), or even things like like pay stubs or bank statements?

 

Is there a page where these guidelines are clearly stated or where Airbnb can help?

@Carter-Linn0 As long as you are not asking about a protected characteristic I think you can ask anything you like. Wether a potential guest will answer/answer honestly is unknown.

@Mike-And-Jane0 what are some protected characteristics?

 

Can I do my own background check on them like an outside agent would and ask for things like employment details and pay stubs etc?

@Carter-Linn0 Race, disability and sex are the ones that spring immediately to mind. I really think you can do your own checks but they will have to be willing to give you a lot of personal info so they may just go elsewhere. A better plan for guests staying 2-3 months might be to use a realtor. The switch over for costs (airbnb vs realtor fees ) is around the 2-3 month mark according to others on this platform. People renting through Realtors expect background checks and to pay a security deposit.
