bad rewiew

Hello to all, I have an issue with my listing, even I provide all info that the place is not in a really quiet area, I receive bad review. from 8 guest that left review, 3 of them left 4 star review to noise and one even 3 star to noise,    I don't know what to do any more to avoid that, I Cleary ave instruction and even pre booking message its say that. do any have an idea how to deal with that ?

You have done everything you can! I am out of ideas 😊 and you have already thought of them!

 

The only other thing to add would be another message after booking asking them to respond to the message and verify they understand the noise levels and still want to proceed with the reservation. 

 

Then at least you'll have some information to provide to Airbnb if you want a bad review removed.

@Rusu12 I really think you have done more than enough to warn people about noise. Hopefully people will no longer complain about it in their reviews.

Hello Mike and Jane,  seems to don't help that, even I text them in message before if them are aware of noise, and them write yes no issue, and at the end I ended with bad review on noise, even one writer unexpected noise 🙂

The noise is a reality of your place and maybe you could do something about it or not.

 

One thing you can do however is make light of the issue (while you work on a solution) and when a guest mentions it by just saying "Nice patio but the place was next to the well-traffic road so be a bit noisy and not very private." best not to plunged into a long explanation of the reality of it and the lower stars you are getting as a result. Now every potential future guests is aware of the 'problem'.

 

Perhaps you can put a noise-absorbing barrier or if that is not possible,  put less emphasis on the patio because it has that inherent limitation.

Be sure to add the potential for noise to the guest safety section. Right now you don't have it there.

If you’re using instant book, you can add a pre-booking message that warns about the noise. Advise if an issue, they can cancel. Could save you from another bad review?

can I have a review removed after all info I provide? also if them will write that them understand that ?

Hi @Rusu12 

I would try turning OFF instant book for now instead of creating a new listing. You can aways try that if you have to.

 

Turning off instant book will allow you to better screen guests regarding the noise issue and prevent the problem before it happens. Respond to their booking request and ask they respond back to you and state they are aware of the noise issue and still wish to proceed with the reservation. You can always test the decibel noise level yourself during peak/off peak times and post that on your listing if you're really desparate. Noise monitors like Minut or Noise Aware will notify you of noise levels. Most hosts use to help prevent parties, but maybe this is a new application 😏😏

 

If they don't wish to proceed, then ask them to withdraw their booking request (that is better that you declining the booking request). If they don't respond within the 24hrs...then you'll have to decline the request. Try to get them to withdraw the request though. Airbnb tracks how many booking requests you decline.

inside of apartment when a car passing the noise its 24 decibel, outside when a car passing its 53 decibel, I don't know what should be the minimum requirement 

I was think to delete listing and create again, to regain the 5 stars, but I don't know if that helps 

i have extra message every one that alredy was booked, and them seems to be fine with the noise, and til now last 2 people give us a 5 star rating, one guest even mention that dint notice the noise,  i would also say that the noise in city its alot much higher than the area i leave,  i hope that now people understand and i can get back to 5 stars 🙂

and worst is that every one write was so nice and them will always come back, how to accept this people anshut ups more 😞
