base price

base price

Hallo. Im Marcin, host since 2019

I can't edit the base price on all my offers. The new "prices and availability" panel has been moved to the calendar without any sense. Basic price editing does not work there. I can effectively change only the weekend price.

After talking to the help desk:

I have removed all rulesets from my collective calendar. (for all offers)
I also cleared the rulesets in history until October 1, 2022 ( I can't check the calendar before that date ). (for all offers)
I have removed all discounts from the Little Sweet Candy offer.
I have removed all discounts: for early booking and last minutes in the Little Sweet Candy offer.
Due to the changes I made at help desk request, my offers are currently offered at prices at which I do not want to offer them to guests.

* Nothing has changed . I still can't change the base price for Little Sweet Candy. *

Is there anyone who has the same problem? Has anyone managed to solve it? Please help.

Greetings @Marcin65 !

Reading your concern I’m sorry but not quite understanding. I have never heard of this offering but I have been off line of late.
Could you possibly add a link to your place?

Warm regards,

Bettye6

Hello @Bettye6 .

Thanks for your interest in my case. It's hard for me because so far I haven't received any meaningful help from the support department. Therefore, with the hope that someone has already encountered this, I wrote this topic here. (link to my offer: https://airbnb.com/h/littlesweetcandy)

Hi @Marcin65 ,

I was able to follow the link & your place looks so sweet! Perfect location & everything else! Your reviews are great as well. Congratulations on how well you have been doing.
My apologies, I go into my Host site within the AirBnB app. & I don’t see how your problems could have even started.
I utilize Smart Pricing with my own minimum set.
Then next

is field & Promotions? Do you have several different promotions going on @ once or do you set not utilize Smart Pricing & have different pricing (discounts?) on different days or months.
Then the last field I’m able to navigate is Additional Charges.

Pricing has been extremely straightforward for my use.
Possibly it’s the App vs. the Desk Top issue?
I currently have corrections that need to be made, picture changing/additions,  though not pricing. These fixes can only be made on a desktop & I am unable to get access to a laptop due to life circumstances. I have learned through this community that certain actions can only be implemented via a desktop & not the AirBnB App. Just a thought.
I hope this helps. I’m still a little confused though about your pricing glitches.
I even played with putting in different dates & the pricing from a guest perspective seemed straightforward & I might add reasonable.
Please let me know if you were able to resolve your problem.
Kind regards,

Bettye6

Hi Bettye6.
Thanks for your efforts to help me. I don't use smart pricing. I had multiple sets of rules in my collective calendar, different discounts depending on length of stay. After receiving messages from support depatment, I deleted them all. I still can't change the base price in my 6 listings. I use my laptop for work, I only use the mobile app sometimes to respond to guests. I have tried changing base prices from different devices, from different operating systems and from different browsers.

The support department has not been responding to my messages for several days. I'm desperate.

Best

Marcin

Hi @Marcin65 !! Sorry to hear that you are facing issues with setting a base price. I tried reaching the tech team as well to advice on the issue.

The reason why you are unable to change the base price on the listing is maybe because of the rule set of 15% nightly price decrease applied on your listing.

It would be worth trying to remove that rule set and then set the base price again. Do let us know or share screenshots on how it goes!

Good morning @Bhumika.
I don't want to clutter all the threads in this community with my case. I will only write here because I noticed that the moderators deleted the content of my reply to another post in which I described my problem.
I want to orient you, @Bhumika, to the problem and the approach to solving it. I am devastated by the level of performance of the host support department.

Thank you for your tips, I have already removed all rule sets, length of stay discounts, last minute discounts, and early booking discounts. It didn't help, and I would like to sell my listing somehow, that why the -15% set of rules.

My case at short:

This is the content of my support ticket:

I cannot edit the base price on all my listings. The new "prices and availability" panel has been moved to the calendar without any sense. Basic price editing does not work there. I can change the weekend price.

Hi @Marcin65 ! As per checking by the tech team, once a price is set in calendar dates, it becomes a custom price. It will not update when the base price is changed. It will need to be manually updated by the Host.

I am sharing an article that outlines how to manually change the  pricing for your listing here :

Hi @Bhumika.

Once again THANKS FOR YOUR HELP !

I haven't changed the prices for individual nights for many months, knowing that changing the price manually prevents it from returning to the base price. Now, unfortunately, I am forced to set prices for individual dates separately by changing the price of one night, because I still do not use rulesets, discounts and other professional host tools. I'm only doing this because of a recommendation from support, hoping someone there is still working on my problem. I have no other option to change the price of my listings. I made such changes only in the last few days after removing all discounts and rulesets, and not before reporting the problem.

Last my msg to support desk:

" I noticed that it was possible to change the base prices for unavailable nights in the calendar.
After opening the night on February 5, after changing the price to PLN 224 for the entire listing, the base price for this night cannot be edited again, just like for the entire previous calendar of this listing. "cena podstawowa 2023-11-29 -2.jpg

This screenshot is from Nov 29

I noticed in my calendar of this listing several earlier dates from March, April, May 2023 in which the change in the base price also worked. However, these are all past dates or unavailable in the future.

Hallo @Bhumika and forum members.

I want to share some good news with you. I finally (after a month) received valuable tips from the support department. I am posting them here, and my answer, because it may be useful for people who may have such problems in the future. I hope to finally solve this problem in the near future and set everything the way I want. Unfortunately, this will take some time....

Thank you also @Breanna for leading me on this trail in a message in another thread.

This is a message from Maxine from support dept., someone whose help I am very grateful for :

"This is Maxine, and your case has been assigned to me. I understand that you prefer messaging instead of a phone call. Therefore, I am sending you this message instead.

I sincerely apologize for the inconvenience this issue has caused you. I understand that you initially raised this concern on November 7, and I apologize for the delay in resolving it. I acknowledge the effort and time you have invested, as well as the inconvenience you have experienced while trying to update the base price in your calendar, which is not functioning as expected from your end.

We made multiple attempts to modify the base price in your calendar, and it appears to be functioning correctly. Contrary to the issue mentioned in the screenshot you provided, I did not encounter any problems while selecting multiple dates and adjusting the base price in the pricing section. However, please note that I do not possess the authority to make permanent changes to your calendar, so I had to revert the modifications accordingly.

To address this ongoing issue, we can attempt to resolve it by conducting basic troubleshooting steps such as:

1. Update your device: Before proceeding, please make sure that your device is running the latest software updates. This ensures compatibility with the Airbnb app and helps prevent any potential issues caused by outdated software.

2. Uninstall and reinstall the app: If you're still encountering problems, try uninstalling the Airbnb app from your device and then reinstalling it. This step is particularly important if you're using an outdated version of the app, as it can help resolve compatibility issues and ensure optimal performance.

3. Log out and log back in: As a basic troubleshooting step, we recommend logging out of your Airbnb app and then logging back in. This simple action can often resolve minor glitches or inconsistencies that may be affecting your experience.

4. Try using a browser: If the app-related issues persist, we suggest accessing Airbnb through a browser on your mobile phone or computer. Sometimes, using a different platform or browser can help overcome any compatibility issues specific to the app.

5. Clear cache: Clearing your cache can also prove beneficial in resolving any temporary data or cache-related issues. This step helps ensure a fresh start and a smoother experience when using the Airbnb platform. "

This is my answer:

" Good evening Maxine !
It took my son and I some time to prepare everything.
There are good results. I can now change the base price in Little Sweet Candy, although not everything works immediately.

First, I have to remove all promotions and discounts there and other listings and set everything from scratch, starting from the basic price. It will still take some time.

I will describe our actions, maybe it will be useful for other hosts' future problems.
1. The Airbnb app was uninstalled from two mobile devices (probably old versions).
2. We upgraded the system on the main laptop and logged out of the others.
It worked !

Please keep this thread open in case I haven't sorted everything out in my listings. When I do this, I will definitely write a message here. "

I want to share one more observation:
Each subsequent version of the application constitutes a separate product and its compatibility with previous versions and devices that are not equipped with the latest software is not tested.
I'm afraid of the winter version and what it will bring.

Kind regards

Marcin

Hi @Bhumika

Too soon I was happy that everything could be sorted out. Unfortunately I still have this problem with one listing and I can't figure it out. The problem has not been fully resolved.cena podstawowa 2023-12-12-1.jpgcena podstawowa 2023-12-12.jpg

Please remove the SOLVED label.
These are photos from my attempts to set prices for the second listing where I thought everything was working correctly.cena podstawowa 2023-12-12-2.jpgcena podstawowa 2023-12-12-3.jpg

Here, in turn, I can set the price for open days, and for closed days the old base price remains.

All the best for you.

Hi everyone.

Im still waiting for valuable response from support team.

The last answers did not bring anything new to my case.

I still can't set a base price in my offers.

I am asking people familiar with forum topics for help: has no one else encountered such a problem?

I will be very grateful for any help.

Kind regards

Marcin

@Marcin65 If you go to the monthly calendar view and switch off smart pricing you will see the base price for weekdays and for weekends.
