extra room for rent on an existing apartment

Is it possible to have  an additional room for rent  under an existing property . can also be rented as a separate room  if guests are not sharing

Some Hosts do list a shared apartment that they don't live in.  I did for years when I was in Hawaii. 

You have to structure the rental. you are not there and Guests like to know what is expected of other Guests and them.  It can be done successfully if you plan it correctly and Guests are aware of the rules for everyone.
