I host in a beach town and I am getting requests to rent for 3 months (at a discount). What do I need to worry about booking to out of the country guests? I'm guessing they are work visa students.
I suggest if it is a beach rental you probably don't do a lot of mid tern requests. I am defeatedly not the scenic part of Arizona. lol So my typical guest is a mid term stay mostly U.S. or Visa contract workers. I do very well but I deal with different protections for my self then protections owners set up for STR.. Read the info Airbnb Help has put together for longer than 28 days rentals. Many Hosts get burnt when the 90 day rental is not fulfilled and you have no recourse.
