Hello @Παναγιώτης14
Determining the correct pricing for your Airbnb listing involves a mix of market research, dynamic pricing, and understanding your property’s unique value.
Look at similar properties in your area. Compare based on size, amenities, location, and guest capacity.
Airbnb offers a tool that suggests prices based on demand and market trends.
✅ Highlight features like pools, hot tubs, stunning views, or proximity to attractions. Unique properties can often command higher prices.
✅ Include cleaning fees, maintenance, utilities, and Airbnb’s host service fee.
✅ Ensure pricing covers your operational costs and leaves room for profit.
✅ Start competitive begin with slightly lower pricing to attract initial reviews.

thank you @Shelley159. i managed to figure it out
i have to say that menu is complicated enough and there should be an effort to make it more simple. No need of so many routes to go to the charges or other options in settings
