How best to help with cancellation requests during Corona virus that don't fit extenuating dates

Hi,  @links to members  what are the host suggestions for options to refund / compensate guests during this time so that we each can avoid penalty fees or damaged Super host status? I am thinking of sending my guests a letter telling them to leave their reservation in place, acknowledge in writing to me that they will not check in / use the stay, but  will book within two years another stay. If the month or length is different they would only pay the difference. They would need to  request the stay at least four months in advance? I would confirm that credit in writing and just block out the days for them in the future? It would bypass Airbnb, their money would go through now and I would honor it next year?  It is not perfect but.... thoughts?

I would not do it that way if I were you. If you do you will not be eligible for host garantee since the future booking will not be made on the website.

I am wondering about a guest I have who is due to check in on the 15th of May and at the moment the extenuating circumstances don't appear to cover her. I've suggested she begin a conversation with Airbnb? I don't see the situation in the UK changing in the next 8 weeks. Any thoughts?
