We are currently hosting guests and are new to Airbnb. Our guests have two reservations with us, one directly after the other (due to limits on the credit cards). we currently have a moderate setting, so my understanding is the guest has 5 days prior to check in to cancel or they will be charged the full amount. Our guests will not be able to confirm if they need the second reservation until 4 days before check in and we have accepted this in principle. How do we notify Airbnb of this? would there be a financial penalty for this? Or can we simply change the cancelation setting on the booking to be more flexible after the booking has been confirmed?
You can not change the cancellation policy for a confrmed reservation.
The guest could have taken another approach:
Make first reservation and pay. Then extend ("change" option) the reservation after 1 day (or later, to be discussed with you) for second payment. Then there is 1 cleaning fee (if any) charged, 1 reservation wiith one cancellation policy) and 1 review option at the end. If the second part of the reservation is not neccesary, then you can shorten the reservation ("change" option, and amend price in the change form if neccesary) and guest will be refunded unused nights + Service fees.

@Mark3921 Your understanding of the moderate policy is incorrect. If the guest cancels less than 5 days before check-in, they are due back a 50% refund.
