Cancelling guest bookings and the consequences

I wonder if anyone can offer advice please.  We are having to unexpectedly sell our property to finance a move closer to family for health and welfare reasons.  This has come completely out of the blue and is beyond our control.  I am going through the process of cancelling our bookings but Airbnb are threatening me with all sorts and are going to charge us a fortune if we host again.  This is not something we have gone into lightly but we are being heavily penalised.  Can anyone offer advice please?

@Carole833   I would call Airbnb and discuss with them, you may be covered under extenuating circumstances.  Good luck
