Unfortunately, your situation doesn't fit any of the conditions or meet the criteria for Extenuating Circumstances. If your guest's travel plans are flexible, you might be able to persuade them to accept a date in exchange for a substantial discount. But admittedly, if I were the guest I would not feel comfortable renting from a non-owner host who can't prevent this situation from occurring, so I wouldn't personally agree to that arrangement. I think you'll just have to accept the penalties and work on your coordination with the owner.
