Guest leaves after test positive CV19

Hi, I had a guest booked for seven days, they arrived on Saturday and stayed Saturday and Sunday night then messaged me on Monday morning to say they have to leave because they just tested positive for covid.. 

what am I to do? Do they get a refund? When is it safe for me to enter?

When is it safe to let it again? 
I believe my cancellation policy is set on moderate

They will get a refund if they cancel for reason "Covid" and when providing documentation to Airbnb which proof they are infected. (COVID extenuating circumstances cancellation policy will overrule your cancellation policy)

I am confused because the covid cancellation policy says 

 

“If a reservation has already begun (the check-in has passed), this extenuating circumstance does not apply”

Sorry to hear that.  May I respectfully suggest you call your local health unit for guidance and advice about your getting into your places.  I have found that's your best starting point, at least with regards to your investment.

 

Use full PPE.

@Cathy890 I doubt you will get a clear answer as to how long you need to leave the space before you can safely enter. The science is clear that the virus can live on surfaces for some time. What is way less clear is what virus load is required to infect someone. I have heard that surfaces are safe (ie low virus load) after a few hours but no idea if that is true.

I would go with a few days, ventilate the space, wear masks and gloves and ensure you don't rub eyes, mouth or nose until you have washed your hands.

As a late after thought.  At least at minimum, thank them for their openness and honesty. Just my opinion.  It's what I would do.

I am going to be the cynic, and ask if you offer a weekly discount, because it sounds like the person only wanted to stay for the weekend, but wanted the discounted rate.  I would have wanted documentation to support the claim, and told the guest, "I am truly sorry to hear that you have the virus.  Per the extenuating circumstances policy, you wouldn't get a refund for the remaining days, but if you send me a copy of test results (cover personal ID information) I will contact Airbnb to see what arrangements can be made in this situation.".   

Don't just believe what I say, check the Airbnb Help Center
