I have a 5 day advance notice to cancel w/o penalty. He called 6pm of date to say he cannot make it. I was paid minus cleaning fee. What would do?

If it was a stay for 1 night then the guest must make a new booking with normal pricing.
It is not your fault the guest does not show up.
If it was a stay for a longer time period and you managed to rebook some nights the first time, then you can oofer the guest some discount.
Guests saying "pay twice for staying once" is totally nonsense.

@Char14 Did he cancel his stay? If not, those dates were blocked for him on your calendar, you couldn't rebook so it is logical he had to pay whether he stayed or not.

You're running a business, why should he not pay if he didn't show. Personally, I would not refund and would flag/block him. Just my opinion.
