Hosting - regulations for posting a longer term rental

Hi There,

We are going away for a year and we are interesting in putting our property up for a long-term rental, like 12 months. We are not interested in a nightly option. Can that be done through AirBnb?

Please let me know!

Thanks so much.

@Archana18  Really bad idea. There are none of the safeguards on Airbnb that a landlord would normally employ- a real security deposit, references, work and credit history, present employment, criminal record check, etc.

And a guest who stays longer than a month legally becomes a tenant, subject to landlord/tenant laws in your jurisdiction. If they proved objectionable or stopped paying the rent, you would have to go through local regulations to evict them, which could be a lengthy, months-long process.

Thanks - That’s what I thought but I wasn’t sure where to find the right market for just a one year time frame and a furnished home. Appreciate your response and the candour!!

@Archana18 You could check with local rental agents. A friend of mine rented out the condo she used to live in on yearly leases and said the rental agents found her good renters. I'm not sure how much of her own furniture she left, though.

There's also a site called Furnished Finders you might want to check out. I have no experience with them, but I have read other hosts mention it.
