Is this accommodation real?

This is my first time booking accommodation through air bnb and am worried that although I appear to have found the perfect accommodation for my event - it has only got one review and it suggests that the host lives in Kenya. 
the one review doesn’t come from someone that has left lots of reviews either. 

It is the best that I have found and via contact the host has messaged me back very quickly with very sensible sounding suggestions to the questions I had asked (relating to dining table and parking), but I can’t find a way of ensuring the listing is real. 
is there any way of doing this? It wants me to pay through Airbnb but what if it’s not real? Is my money then lost?

@Alex6258  Can you post the URL of this listing? It's impossible for anyone to advise you if we can't see the listing. Also, did you find this listing on the Airbnb site, or somewhere else? If somewhere else, and they sent you a long email about paying through Airbnb, it's probably fake. 

I have attached the URL link I believe. I found it while searching through air bnb using the filters to find what I was looking for. I have had messages through air bnb back from the host promptly.

@Alex6258  That listing doesn't look fake to me. It's a legit Airbnb URL, as far as I'm aware. If you are already registered with Airbnb and they have your payment method on file, then you should be safe to book. The one review the place does have doesn't sound like a fake review- it sounds real to me.

One thing you should clarify with the host, which is maybe what you have already communicated with them about- the house rules say no parties, yet they say it's a great place to host wedding events, so that's quite a contradiction.
