What is your strategy for high season (summer)?

What is everyone's strategy to handle increase demand in bookings for the high season?

 

This will be our 1st summer season on AirBnB and would appreciate hearing of any tips and suggestions. Right now we have fully flexible cancellation policy and no minimum stay - about a third of our bookings are for one night only. Wondering if we should change this for the summer!

@Louise1073 If you want to make money and have a relaxed schedule then definitely change your min stay and check in day for high season. Pro tools (switch on from your account) allow you to vary min stay over the year and we use it to force a Saturday changeover in Summer. 

We have a strict cancellation policy year round. 

I am not sure I would get enough demand to force saturday changeover all summer.

I did have a look into pro tools and managed to set minimum of 2 nights on weekends though. Thanks for the tips!

@Louise1073 I don't think we ever did anything different. We kept our 2 night minimum and raised our rates as we booked dates. I never noticed that summer was more bookable than spring or fall. We get really hot in the summer and there are bugs-- some guests prefer cooler temps.

Great question. 

I have raised my rates and increased my minimum to 3 or 4 nights. This is resulting in longer bookings (5-7 nights) at first and then I will fill in the gaps with 2 or 3-night stays.

I was way too overworked the last few summers. The longer bookings give me a break. I am also using a bunch of rule sets to maximum my calendar so I hope to have very few dead nights in between bookings. 

 

I took a ton of 1-night bookings when I first started hosting. Now, I absolutely dread them.
