Where is the legal contract with Airbnb? Between Airbnb and me? Between Airbnb and the guest? I rent out other single family houses on a 12 month lease contract between me and the tenant. That is 20 pages of fine type for many rules and conditions. Do I copy a lease into the Airbnb 'House Rules'?
The confirmed reservation is the "contract" between all parties. Airbnb is primary not a platform for "long term stays" (28 nights and more), so separate lease contract is adviced by Airbnb. But 20 pages seems rather absurd to me, probably 90% of it is general terms, which can be referred to as being part of the deal.
@Warren174 In addition to what Emiel has said, by listing on Airbnb, you are agreeing to their Terms of Service. That is your contract with Airbnb.
And no short term renter, if that is what you are planning to attract, will read through or agree to sign a 20 page lease.
Everything about the way Airbnb does business is designed for str guests, not tenants. You shouldn't use them for long term lease arrangements.

For Short Term Rentals (STR), having specific and documented House Rules, written on your listing page, as well as ensuring the guest agrees to them, is another layer for protection - to either sift out those not willing to agree, or to use with CS to remove the guest.
