Hi all. I have a granting to Airbnb a unit in Broadbeach on the Gold Coast Australia and was just wondering what an average occupancy rate p/annum would be for a 2 bed unit.

Great question @Nerida11 - it's quite specific to a location though, so it may be difficult to find someone from the area there. Are you a part of any of the Local Host Clubs? I wonder if it would be worth popping this question there to get some more localised advice?

From my experience as a host, occupancy really depends on factors like pricing strategy, location demand, reviews, and how well the listing is managed.
Seasonality also plays a big role—peak holiday periods and local events usually bring very high bookings, while some months may be quieter. Keeping your calendar updated, using dynamic pricing, and maintaining good guest communication can really help improve occupancy.
You might want to check some STR data tools to get a rough idea of occupancy and nightly rates in that exact area. I have seen Broadbeach 2-bed units vary quite a bit depending on building, amenities, and seasonality. Tools that Chalet analyze Airbnb market data can show average occupancy, ADR, and revenue for nearby listings. Something like this can give a quick snapshot of the local STR market before you commit.
