Claiming damages from a guest

Hi there

I had a guest stay who has damaged the carpet with a large stain. I advised them that I would be getting costs for fixing this and it is coming out at £200. However they only paid £200 for their 2 night stay. 

 

I have not got deposits set up as I was advised against this. 

 

Please could anyone advise: 

what happens if they refuse to pay? Can I claim this from Air BnB?

should I perhaps not charge them the full amount?

 

Also for future, is it easy to manage deposits?

The procedure for claiming damages is rather strict:

A security deposit is not actually charged from the guests, so there is not much "to manage".

Just mention an amount in the listing is the only thing you can do.
