Hi Elizabeth.
Sorry to read all the challenges you appear to have encountered as a new host. In time with experience it will be less daunting.
It is important to assess the current situation. 1. Where guest did not follow your house rules. (What house rules have you in place on the profile ? Is there a gap? ) You can address where guest did not comply in airbnb review write up. This ensures future hosts are aware of how these guest operate and have a choice to accept or decline the booking. 2 Where damage has happened to property e.g wall and pool table. There is a big difference between normal wear and tear and damaging a wall (whole) and ripping a pool table felt cover and scratches. Important to note guests departed on 30th. Check Airbnb Insurance policy for time limit to apply as an insurance claim. Also to allow Airbnb assessment time as well. Take some evidence photos of damage, it important to have good lighting etc.
A - good size hole in the wall in one of the bedrooms maybe 2 inches * Not wear and tear.
B - a lot of garbage left behind, including some chunks of cooked meat scattered around in different areas in finished basement on the floor. ** breaking house rules.
Note Normally
Parents are responsible for Children to follow house rules.
C - paint stains - blue paint on brown couch. *Breaking house rules.
Elizabeth It is wise to consult with the cleaners especially if you havnt a handle on the property condition. Normal cleaning is expected after a stay. Maybe review your cleaning price . D - Exceeding 10 guests in property This is non complance of House rules. I would recommend dealing with this during stay. Or at onboarding stage in the future confirm house rules
My advice speak to cleaner to see the condition of property these guest received.
Take photos of actual damage to see if covered by Airbnb Insurance.
When you have all facts you can then discuss with Airbnb the possibility of asking guest for costs. They will advice the procedure.
I hope this helps you Elizabeth.
Blessings
