We always are told that the guest posted and to write our revue to see the guests post/revue.
Does it mean that if I dont write a revue as host, that the guests revue is not posted???
Or does it mean if I don't post, the guest revue (even so unfair ) is posted and I lost my right to post or respond????
Nobody makes this clear in airbnb
My property is on an Island and at arms length and most of the time I don't get a proper damage report from my cleaner.
Most of the time I assume all is good and give a 4-5 star revue and then I read the complaints of leaves on the balcony or fridge not working (as they leave the doors open for 10 min to stock up) etc.
Would I be better off not to post if I suspect a reasonable guest and than not getting their unreasonable complaints after they left??
I am only a call away to fix most problem but strangely guest put up with things and complain later..
Often guests leave the common sense at home when on holiday in someone's home
Hospitality is a tough business.
@Wolfgang112 Reviews are made public after the sooner of both parties reviewing or 14 days. Hence even if you don't review the guest's review will post once the 14 day review period is up.
Thanks for that. I will keep that in mind.
The fishing line was there to stop birds pooping on the balcony and chairs etc. about 1500 above ground and 300 on top of out 1200 glass panels and the guest took them down as he thought that they are dangerous for kids )(*(^*&..
I probably lost my cool about this stupidity.. haha All sorts of things happening in a 2 story 7 bedroom house with 10-15 guests partying Aussi style. Moving furnishings around loosing tv controls, 10 bags of bottles in the garage etc... And still we give good revues.
You should have a guest book explaining the reasons why things are there, wifi codes, (if applicable) what the fishing line is for, general do's and don'ts that may help
@Wolfgang112 A quick point that hopefully helps you and others.
You need to be careful not to respond publicly to private feedback. One of your guests left a fine review but you then responded to their private feedback making it public for all to see
Guest review:
Keep in mind the jargon of Airbnb:
Review - you can leave one before the 14 days are up or not at all; if the guest leaves one it will appear before or after the 14th day happens depending whether/when the host leaves one also.
Respond: is a separate opportunity for the host to leave a public comment (or rebuttal) to the guest's review; this one appears under a listing.
@Wolfgang112 You have 14 days to leave a review. There is no need to rush to leave one before you get a report from your cleaners or co-host. And you need to insist on a proper damage/cleanliness report from your staff.
Please do not just assume that the guests left the place in good order and leave a good review. If it wasn't left in good shape, you are just misleading other hosts. There is no point in leaving reviews that don't reflect reality.
