Hi... I'm new but just like to ask if any other host finds the recommended price tips unrealistic? I calculated if I use it for 1 night then basically I will be paying guests to stay at my place which is in a golf estate with 3 bedrooms 2 bathrooms big lounge dining room kitchen and seaside deck and also another barbecue patio, surfboard, paddleski, boogy boards, trampoline, skimmer board and skateboard and more... Beachfront position with beautiful sand dunes and surf spot eight in front where the Dolphins come daily and often whales too! Price tip for 29 June for 7 guests is R630... Seems ridiculous to me.
@Koryn3 Indeed the price tips are stupidly low and take no account of events such as Christmas. I am actually slightly concerned that our raised prices (over last year) are only a few percent over the price tips!
Yes, one of the best things we ever did was to ignore the price tips.
If you want your Airbnb to attract the party crowd that will likely trash the place and anger your neighbors, then by all means follow the price tips, enable autobook and have no minium stay requirements.
If you want a property that attracts quality guests and brings you an income instead of costing you lots of money in repairs and insurance claims, do these three things:
- Disable autobook
- Raise your prices
- Set minimum stays
@Koryn3 Airbnb does not care if it costs you to host someone. They only care about encouraging bookings, to get their service fee.
Always keep that in mind when considering anything Airbnb recommends you do.

@Koryn3 Airbnb price tips are absurd and have nothing to do with what your place is worth, what guests will happily pay, or whether it is profitable for you. They are a big fat joke. Ignore them completely.
Oh, I've just spent ages setting certain months with the price tips. I have a caravan on a lovely resort park which has been booked out 100% since April this year, but booked through the resort owners so I can't claim any reviews. Now I have decided to manage the bookings myself I am starting from scratch so thought the price tips might work just to get a few reviews under my belt. Not sure quite how to play it now, hold out or go low?
@Caroline1936 The price tips Airbnb gives me are half of what I charge and I am already budget-priced for my area. And my guests have told me my place is great value, and some have said I could easily charge more for what I offer.
So that gives you a little indication of how off Airbnb's price tips are.
