How to add a fee or deposit before they come and then return if no issue? We are having renters not bring or rent sheets and sleep on bedspread. Can I charge or hold $100 beforehand?

it is  not allowed to collect a security deposit, other then the options already offered by Airbnb:

You can provide sheets and add a fee for bedlinen (per reservation, not per person), if using  "professional tools".
