30 day minimum stays

I am a super host and cater to professionals in the San Diego area. I offer 30 day minimum stays because Im in a condo project and
those are the rules. I’ve been doing this for about 4 years with no problems however this last year 2024 I had very few bookings
I think 3 (they are at least a month long usually longer stays) I was wondering if anyone else in San Diego doing 30 day stays has
experienced a slow down in their bookings. I have lowered my price several times, the master bedroom is very large with bathroom
ensuite, AI always get great reviews. Trying to decide what to do for 2025. I think the market maybe changing, but the people
I talk to at Airbnb say no it isn’t. I need a more objective perspective. Any help is appreciated.

@Kim655  There are other listing sites you can try in addition to Airbnb that focus on longer stays.   If you google corporate stays, there are many to choose from. Furnished Finder is one.  There are also companies that do insurance work where people are displaced due to storms etc.  One of them is Ale housing dot com.

I am a host in Havana, Cuba and the same thing is happening to me in 2024. I have been on this website for 9 years and I am a super host. I have 5 stars in 99% of the reviews. I don't understand what is happening, I also have a maximum of 31 days for reservations. But I don't think that is it, I have lowered the prices and nothing. I think that this year 2024 there has been a change in the algorithm of the page where it seeks to balance reservations and the exposure of the accommodations. There are a lot of super hosts, I have no idea how the algorithm works. The only thing I think is that the amenities need to be increased and thus the algorithm gives you more visibility. I don't know, it's just my speculation.

Yes years ago there were actually bad reviews for some hosts and now they are all
5 stars, its like Amazon I never see a bad reviews and eve;rything is rated 4 stars.
I think the market is changing for Air BNB I don’t know exactly what is causing it,
maybe more corporations are buying up more properties for Air bnb. I have lowered
my price too and that did not make any difference. When ever you speak to anyone
in Air bnb and ask them what’s going on with the market, they say nothing has changed.
Something has changed economically.
