30 day minimum stays

I am a super host and cater to professionals in the San Diego area. I offer 30 day minimum stays because Im in a condo project and
those are the rules. I’ve been doing this for about 4 years with no problems however this last year 2024 I had very few bookings
I think 3 (they are at least a month long usually longer stays) I was wondering if anyone else in San Diego doing 30 day stays has
experienced a slow down in their bookings. I have lowered my price several times, the master bedroom is very large with bathroom
ensuite, AI always get great reviews. Trying to decide what to do for 2025. I think the market maybe changing, but the people
I talk to at Airbnb say no it isn’t. I need a more objective perspective. Any help is appreciated.
Thanks,

Kim T

@Kim655  There are other listing sites you can try in addition to Airbnb that focus on longer stays.   If you google corporate stays, there are many to choose from. Furnished Finder is one.  There are also companies that do insurance work where people are displaced due to storms etc.  One of them is Ale housing dot com.

Thank you so much, I have talked to traveling nurses also, but I was booking nurses on

Air bnb so never followed up with them. I really appreciate your input. Merry Xmas.

I am a host in Havana, Cuba and the same thing is happening to me in 2024. I have been on this website for 9 years and I am a super host. I have 5 stars in 99% of the reviews. I don't understand what is happening, I also have a maximum of 31 days for reservations. But I don't think that is it, I have lowered the prices and nothing. I think that this year 2024 there has been a change in the algorithm of the page where it seeks to balance reservations and the exposure of the accommodations. There are a lot of super hosts, I have no idea how the algorithm works. The only thing I think is that the amenities need to be increased and thus the algorithm gives you more visibility. I don't know, it's just my speculation.

Yes years ago there were actually bad reviews for some hosts and now they are all
5 stars, its like Amazon I never see a bad reviews and eve;rything is rated 4 stars.
I think the market is changing for Air BNB I don’t know exactly what is causing it,
maybe more corporations are buying up more properties for Air bnb. I have lowered
my price too and that did not make any difference. When ever you speak to anyone
in Air bnb and ask them what’s going on with the market, they say nothing has changed.
Something has changed economically.

Hi @Kim655,

Thanks for sharing your situation! It sounds like you’ve built a solid reputation with your listing over the years, and your offering is strong: a spacious master bedroom with an ensuite, great reviews, and a prime San Diego location. It’s unfortunate to hear bookings have slowed down, but let’s take a step back and evaluate your situation objectively.

Market Dynamics in 2024

The market for 30+ day stays has shifted in many regions, especially post-pandemic. During 2020-2022, there was a surge in demand for mid-term rentals as professionals worked remotely, relocated temporarily, or sought flexible housing. However, with offices reopening and more people returning to stable housing arrangements, this demand may have softened. San Diego’s rental market, in particular, has seen more competition with the rise of property management companies catering to mid-term stays.

This doesn't mean your listing can’t stand out—just that adapting to the current environment is key.

 Price Isn't Always the Answer

Lowering your price may not yield the results you’re looking for. Instead, focus on perceived value. Highlight what makes your listing ideal for professionals seeking 30+ day stays. For example:

  • Does your condo have a dedicated workspace, fast Wi-Fi, or access to nearby coworking spaces?
  • Can you provide a small move-in package (like snacks, coffee, or toiletries) that makes long-term guests feel welcome?
  • What’s the neighborhood vibe? Proximity to business hubs, great cafes, or transit is a selling point.

 Position Your Listing Strategically

Professionals are a great audience to target, but the competition for this niche is growing. Ask yourself:

  • Have I updated my listing's photos recently? Photos can make or break the impression, and potential guests need to feel your space is exactly what they want.
  • Does my description cater to remote workers? Mention features like noise levels, lighting, and any extra conveniences for long stays.
  • Am I utilizing SEO on Airbnb? Update your title and description with keywords like “San Diego professional stay,” “business-friendly condo,” or “remote work haven.”

Expand Your Audience (Within HOA Rules)

Since you’re limited to 30+ day stays, think about:

  • Traveling nurses, medical professionals, or professors: San Diego has a strong healthcare and education presence, so market to professionals needing medium-term housing.
  • Relocating families or individuals: Partner with local real estate agents or relocation companies to attract people transitioning to the area.
  • Seasonal stays for retirees: San Diego is popular with snowbirds who need longer rentals in the winter.

 Reassess and Plan for 2025

  • Stay competitive: Check out similar 30+ day listings in your area. Are there new players, amenities, or trends they’re capitalizing on?
  • Build direct relationships: If you've had repeat guests or great past reviews, reach out to those contacts directly. They may know someone looking for similar accommodations.
  • Diversify platforms: While Airbnb is a fantastic tool, you might benefit from listing on other platforms, such as Furnished Finder (popular for mid-term stays) or corporate housing platforms.

 Leverage Reviews

If you consistently get great reviews, use them to your advantage. Add quotes from past reviews to your listing description to build credibility and trust for future guests.

I hope this helps give you some actionable steps for 2025! The market may indeed be changing, but with a few adjustments, your beautiful condo can continue to attract the right kind of guests.

Wishing you lots of bookings and great guests in the new year!
