Hi all,
I have ecently renovated my property in newham London ready to for AirBnB. I then found out about the 90 day rule. My aim is to to do short term lets for most day int he year so will far exceed the 90days and would like to get permission to be able to do this. However I am not sure
(1) how to progress to get the permission.
(2) whether Newham council will issue the permission
(3) whether there are effective workaround that means I wont be looking over my shoulder
Please any advice or guidance will really help.

As you've found research is key when setting up a short term rental business @Peter4618 ( presuming you've checked other regulations you need to comply with such as the 2023 fire regs)
the STR regulations have been in place in London for at least five years . Brought in because of the adverse impact STRs are having on our housing stock in London for long term rentals which in turn is making it harder for key workers to afford to live in London..
I don't know of any hosts that have got planning permission to exceed the 90 day limit .
there is no legal way to 'get around ' the regulations. Do what other London hosts do and take student or medium term let's inbetween STRs .
you will only be 'looking over your shoulder ' if you decide to operate illegally 😀
