Advice for MTR

Hello. My name is Keira and I am helping my long time friend set up his MTR on this forum. I am somewhat familiar with STR, MTR, and LTR. I have only used VRBO so ABNB is new to me. His amazing condo is located in Huntington Beach, California but due to regulations he can only rent 31 days or longer. Can anyone give me some insight on how to get this rented asap for him? Any help would be great!
