Hi all. Just a simple question and hypothetical at that. If I am hosting an airbnb in a home that let's say, costs 50,000 USD including the contents, and a guest accidentally catches the place on fire and TOTALLY detriys it, AM I COVERED with just the Airbnb insurance?

For extreme cases like this I would NOT count on Aircover to reimburse you on such a large loss. They only pay depreciated value, not replacement value and you would have a nightmare providing all the receipts and proof of original purchase value on all the property inside. Please read through all the exclusions and limitations of Aircover (it's not an insurance policy - Airbnb calles it "Host Damage Protection". Aircover is a pain even with small claims under $1000, can't imagine the nightmare on such a large claim.

I always recommend my Host clients obtain their own specific, short term rental policies for damage and liability. A typical Homeowner's policy doesn't cover an Airbnb, as operating an Airbnb is considered a commercial activity.
Some local jurisdiction regulations won't accept Airbnb's Air Cover or Liability protection as the Host is not named as the insured. In these jurisdictions, Hosts must obtain their own policies and provide proof in order to get their STR license to operate.
@Dawn1175 You need your own property insurance. Airbnb air cover is not replacement insurance.

Good question, Dawn.. Airbnb's AirCover for Hosts provides up to $3 million in damage protection and $1 million in liability coverage, but it's important to understand its limitations. It's not the same as full homeowners or rental property insurance.
While AirCover would likely help with accidental guest-caused damage (like a fire), it doesn't replace your own property insurance policy. It may not cover certain exclusions, depreciation, or loss of income during repairs.
Most experienced hosts maintain a dedicated short-term rental insurance policy alongside AirCover.. this ensures full coverage for the structure, contents, and liability beyond what Airbnb provides.
