You can't sell your listing on Airbnb as a going business concern. You sell the property and then the new owner will need to set up their own listing.
Speak to the estate agent you are using for their advice on how to market it as a property suitable for short term rentals.
As you are putting your house on the market you can block out your calendar so you aren't taking bookings more than three months in advance to avoid taking bookings that you cannot honour.
