Airbnb next to a cemetery

Hi everyone, 

 

We are looking for a 2nd Airbnb to open. We found a perfect property but it’s located right next to a cemetery.  I am wondering if anyone has a short term rental right next to a cemetery. Does this impact how much it rents? Do you disclose this in your listing? Do people leave negative reviews related to its proximity to a cemetery.

@Mackenzie80 I don't have a listing next to a cemetary, but I don't see why it would be a problem. The neighbors will be quiet and you cannot disturb them. You could include a photo of the view from the property to deter the superstitious.

I agree with @Lisa723  and it wouldn't bother me but I am sure some guests will have a problem with it and possibly hit you with a low "location" rating or even cancel and ask for a refund..  I wouldn't risk and I wouldn't buy it for STR

I had a cousin who specifically bought his home next to a cemetary.  He liked the quiet.

 

If you feel you need to post it, I wouldn't personally, you can always say that the next door property is quiet and guests are dying to get in.  Really, just kidding with you.  You can also advertise the Halloween aspect.

 

I wouldn't even think of it as a concern.  Happy Hosting!

@Mackenzie80 Our place is right next to a 13th century church which comes with it's own graveyard. We absolutely advertise the presence of the church but never even considered the fact that people might dislike the graveyard. Anyway - No complaints so far and a lot of compliments with respect to location so it doesn't appear to be a problem.

This is great to hear! The property we are interested in is in a residential area. It’s on a corner lot. Across the street on the side of the house is the cemetery. I wouldn’t mind living next to a cemetery but just fear it wouldn’t rent as much.  Thanks for your input.

I think you’ll get booked without any problem!  In addition to the quiet and the green open space,  cemeteries can be great places for bird-watching.  You can modestly highlight it to attract the people who will be fine with it and deter the people who won’t.

 

But set a three-night minimum for Halloween and raise the price to deter parties.

@Mackenzie80  You might even research the history of the cemetery, and some of the people whose graves are there and make it an interesting feature of your listing.

@Mackenzie80 when we were buying our place it was between 2 contenders-- a converted schoolhouse and a converted church complete with a churchyard and gravestones. We did a poll of friends, families and coworkers. Schoolhouse won by a landslide with many people expressing the "creepiness" of having people buried so closely. I couldn't understand it. I thought it was a great boon for the listing-- I was planning to do research on the families buried there (most markers were from the 1840s to 1900s) and lean into the "stay in a Goth-y converted church with cemetery" vibe. But I did further market research. Our audience for the schoolhouse was much wider and had more disposable income. The church and schoolhouse were within 5 miles of one another so the local attractions were not that different. Today we own a schoolhouse.

 

I would say that if you are going to do "Cemetery Gate Cottage" lean into it in a big way. Play up the history. Do some fun furnishings. Heck if it were mine, I would go full theme. I think making it a "normal" ABB so close to a cemetery will put you at a disadvantage against other more traditional rentals in the area. So have fun with it! Be creative. This personally sounds super fun to me.
