Chanel manager software
Hi,
Recently I've purchased Chanel managing software to grow my business
Earlier Airbnb used to charge 3%of Host fee and 5%of tax withheld
After I started using Chanel manager Host fee is now 15% and 5% of tax withheld
Options
1. Should I increase my rates too with 10-12% so that I can recover that money because I'm getting too less amount after cutting all
2. Should I keep other softwares like booking.com on that software and keep airbnb running separately because Airbnb is my main source and I trust it more than any other OTA
Please help me through this it's Frustrating.

Yes, if you use API-Connected software or Channel Managers, you are then charge 15% and the guest is not charged an Airbnb service fee. This is called Simplified Pricing and you can read more here: https://www.airbnb.com/e/commissione-semplificata-guida?
As for charging more, this is entirely up to you. If your channel manager has pricing included, you could have it automatically increase your pricing per night a percentage to offset this. If you read the article I shared, it actually states,
"Adjust your rates (if needed)
Since a larger service fee will be deducted from your payouts, you may want to adjust your prices through your Software Provider to cover the difference to ensure your earnings don’t change. Before adjusting your prices, keep in mind that it’s important to stay competitive."
I myself have never used a channel manager so I do not know if I am missing out or not. I only use Pricelabs and everything else is handled through Airbnb. I manage 12 listings currently but I also do not have them on multiple platforms.
Maybe others can share their experiences of using a channel manager.

Let me ask you: Regarding PriceLabs, once connected, does it also move to simplified pricing?
I’d love to hear your input and experience with PriceLabs. What do you use it for, and what do you still rely on the Airbnb system for?
For example, I don’t see any reason to move my current scheduled messages, which work fine on Airbnb. However, for pricing, I’d like to have a better view of the competition.
As far as I know, in Europe, once you connect a third-party product, you can’t revert back from simplified pricing, even after disconnecting the third party. So I’ll definitely think twice before doing so.

Pricelabs is not considered a channel manager or Connected API and therefore it does not trigger Simplified Pricing. I use it on 10 of the listings I currently manage as well as two of my own. I fought the idea of using Pricelabs for many years and have been using it for less than a year now but only wished I was using it sooner. For example, I had a new listing I setup and there were two concert weekends. Airbnb Smart Pricing suggested $256 per night and Pricelabs set it at $1000 per night, which I got.
