Hi! I am new to being a host but have been using Airbnb since 2018 (short term and long term stays). This is my first stint with being a host and just went live last week and got booked until August. So far, two great reviews from guests but would love to hear from all of you SUPERHOSTS any feedback that can help grow my business. It really is a fun thing to do being a host and I am thankful for this platform. It gives me hope to be able to finally get out of my RN job and be a full time host in the future. First you must understand the generic URL to a listing should not include booking parameters.
So your first listing is just:

Please note:
-- You offer 10% discount for "non refundable" cancellation choice
-- You offer 20% additional discount for first 3 bookings
So total can be approx. 30% discount.

First I'll say you have done a great job with your photos.
A question I would have as a potential guest is how many people could be sharing the bathroom? I think the answer is 4 from looking at all of your listings but a potential guest may not do that. And is the permanent resident you? If so I would say so, that to me is a plus.
Mine is an entire place listing so I'm not an expert, but I would think you would need house rules that define cleaning up after yourself and where your personal belongs can be left etc.

this is a really nice descriptor.
I'm going to disagree about the photos. Most of them are crooked, and verticals, and some are blurry (perhaps they look fine on a phone). and you write "See how open and bright and airy this home is." and then you seem to have taken photos at night with the curtains drawn. I wouldn't describe your kitchen as "large" or "gourmet". your 2 kitchen photos are the same, perhaps delete the crooked one. It's good you've got the appliances out so people can see what you have, as many won't read (although I always check for a coffee machine!) 🙂
Do you live in the house too? It says you're travelling all the time. That part is unclear.
