Discounts based on # of nights

Hi there - 

 

I manage two Airbnbs and the owner wants to implement the following discounts: 

  1. June: book 3  nights get the 4th free
  2. July & August: book 4  nights get the 5th free

Is there a way to automate this on Airbnb? I look at the "length of stay discounts" ruleset but that doesn't seem to offer this. Is there a workaround or would I just have to calculate/apply the discount manually each time?

Hi Jocelyn,

 

To automate "book X nights, get Y free" discounts, Airbnb’s built-in tools don’t directly support this structure.

 

You can approximate the effect by adjusting the nightly rate manually for the specific months to reflect the free night discount across the required stay length. Alternatively, you can highlight the offer in your listing description and apply the discount via special offers when guests inquire or book.

 

Third-party pricing tools like PriceLabs or Beyond Pricing may provide more flexibility to create such custom discount rules. If automation is a priority, integrating a third-party tool could be the most seamless solution. Otherwise, manual adjustments combined with clear communication in your listing are effective.

You can't offer a "free night" on Airbnb...I believe the minimum is $10? Not sure? You can use a Rule set based on min stay with XX% Discount, but not free. You could try playing around with the maximum discount the Rule Set allows?

 

What you can do is advertise on the listing in the description:

 

 "Ask us about staying 3 nights and get the 4th free"

 

Then if the guest messages you about the free night, send a special offer for 4 nights to include only the 3night rate + cleaning fee. Of course this only works for request to book, not instant book. If using instant Book, then have the guest cancel the booking and send an inquiry instead, then send a Special Offer.

 

Some Hosts also message guests and advise if they would like to extend their stay an additional night either before or after the stay, they will offer a XX% discount.
