Do I need planning permission in UK to use a empty residential property in Manchester?

I have seen a few websites stating that I need planning permission if I am using a residential property for an Airbnb for more than 90 days in a year?

 

1) is that correct? What is the correct planning application type as I can't find any remotely relevant change of use scenario.  

2) If so, Can I defer application until I achieve 90 days per year.

 

Trying to get information from Manchester City Council has been impossible. Any help from UK hosts would be greatly appreciated.

There is no 90 day restrictions in Manchester that's in London .  @David13103 

Thats why you can't find anything on the city council website 😀😀😀😀

 

There are STR regulations coming in for England which will (rightly in my opinion) require hosts who have residential accommodation need to apply to change of planning use to commercial.
