@Maria23064  Your space is very cute and cozy.  Couple of things.  Looks like you have 1 bedroom with a double bed/queen bed.  Why only 1 guest allowed?  

 

You have great reviews and you should be respondding to all of them.  This will show other guests that you care and are engaged.  Only responding to a guest that may have had an issue will only highlight the negative.  

 

Use your headline, 50 characters to highlight the space  or your area.  You have a fire pit and a BBQ.  Add that to your title. Example :

Cozy Apt Fire Pit BBQ Fast Wi-Fi Walk to Shops

 

Also make it clear in your description that you or somoene lives above and add to things you should know.

 

Some area rugs and plants would cozy it up even more.

If you can get some pics of the firepit cleaned up with a couple of chairs around it that would show well in pics.

Agree with Karen comments. Great place and few more touches and it will be perfect!

 

It might be worth having a photo that shows the entry, it wasn't clear to me? 

 

Was the bedroom separate to the living area, it was implied but if it could be clearer in photos, that's what I look for as well. It's a basement apartment but often they are open plan so be clear.

 

I have also noticed people with small space listings also take photos of what's in the cupboards especially if a kitchenette so that they can see exactly what is provided vs not. Managing expectations in kitchens is super important.

 

Personally, I don't respond to all my guest reviews unless there is an issue (and that's another story, there is an art to that). I just don't have time unfortunately.
