Hosting Fee Change From 3 % to 15 %

The host fee change from 3% to 15% is killing my commission. What are some strategies that anyone has come up with? I currently use Hospitable, and I would like to continue to use this software, however, this new fee format makes it not worth it.

The forced 15% shift is definitely rough and kills the net commission, you are not alone in that pain point. Since you're running a portfolio and using Hospitable, Airbnb will almost certainly require you to stay on that Host-Only fee structure.


The only direct, compliant strategy to claw that back is to adjust your dynamic pricing. You need to raise your base nightly rates by about 12 to 13 per cent across the board to effectively recover the commission you are absorbing.


Since you are already using Hospitable, you should now be focusing hard on its direct booking feature. That is the long-term solution. You use Airbnb and the 15 per cent fee to fill gaps and collect reviews, but you try to drive repeat business straight to your Hospitable direct booking website. That is where you collect 100 per cent of the income.


Feel free to ask me any questions about structuring that direct booking funnel. Have you factored that necessary 12 per cent rise into your current dynamic pricing tool, or are you relying on a fixed base rate in Hospitable?

Actually, it's not 15% anymore, it went up to 15.5% for those connected to a CM:

 

Most hosts currently on the single-fee structure will soon start paying a new single rate of 15.5%, while hosts with listings in Brazil will continue to pay a 16% fee. These changes will take effect as follows:

 

  • October 27, 2025: Most hosts currently on the single-fee structure who are connected to property management software.
  • December 1, 2025: Most hosts currently on the single-fee structure who are not connected to property management software.

The fee change does not apply to hotel listings that are under contract with Airbnb Travel LLC.

 

It might be an idea to use the search bar here to see what other hosts have suggested as a mark-up to cover the increase in the commission fee if you were still with the split fee option

You just need to adjust your guest charge out rates to cover you paying the whole fee.
