Since Airbnb doesnโt currently support tiered pricing in a single reservation, hereโs how I handle discounts for guests staying over 90 nights:

1. Custom Offers (Inbox Tool)
When a guest inquires about a long-term stay, I use the โSend Special Offerโ option directly in the message thread. This lets me:
Manually adjust the total price
Offer a custom rate for that specific booking
Keep regular pricing visible to the public
This is a clean and direct way to reward longer stays without altering your base settings.

2. Split the Booking
To provide a discount only for the months after the initial 90 days, I recommend this approach:
Booking 1: First 3 months at regular price
Booking 2: Second booking with discounted monthly rate
This ensures your regular rates are preserved and only committed long-stay guests get the benefit.

3. Update Listing Description & Calendar Notes
I always add this line in the listing and calendar note section:
โInterested in a 90+ night stay? Contact us directly for a custom rate.โ
It helps attract the right guests and opens the door to negotiating a fair, private deal without platform-wide changes.

4. Title Optimization
If you're targeting long-term or mid-term guests, try adding a phrase like this to your listing title:
โPerfect for 30+ Night Stays | Remote Work Friendly | Quiet Areaโ
This helps you appear in search results for monthly and corporate stay keywords.
