We have an annexe attached to our main house which we now rent out through Airbnb - our house insurance company won't cover us for the annexe if it is a commercial property, do we need to get landlord insurance or does the Airbnb insurance cover us against any damage caused by guests ?

Hi@Jayne291 Yes, you need your own landlord policy or a liability policy that covers transient rentals. A landlord policy is largely for long term renters. I am in the US and I have commerical liablity policies for Airbnb rentals.
No, Airbnb will not cover you for any losses in your home the way that an insurance policy will. Airbnb damage policy kicks in once you have asked the guest for payment and they refuse and or you have exhausted your own insurance policy.
