How do I add Occupancy Tax if I'm not a business with a professional account?

I'm renting my basement Apartment in Nantucket. Nantucket requires a 6% Occupancy Excise Tax and the state of Massachusetts requires and additional 5.7%. From what I can tell, Airbnb only allows you to add tax to your listing if you are a professional account which I am not. My apartment is in my primary home and it's my only rental. Can anyone help me figure out how to charge the taxes? Thank you!

Hello @Deirdre176

Thank you for leaving your question about Occupancy tax in the Community. I'd like to ask you, have you contacted an accountant for advice about this situation?

Also, I'm going to tag @Lorna170 to see if she can give you some advice about Occupancy Tax. Thank you so much in advance!

Another thing that I recommend you is check in you Local Host Club if someone from your area can give you some advice since there might be hosts with experience with the Occupancy tax.

And lastly, I found this link in the Resource center a link about Occupancy tax collection and remittance by Airbnb in Massachusetts that will give you even more information.

Hope all of this helps you,

Best,

Alex

@Deirdre176   You need to establish what taxes AirBnB is automatically charging your guests.  AirBnB has established tax agreements with many locations and that is displayed on your listing under the Listing Editor, Settings, Taxes.  The "professional account" designation is a misnomer, as anyone who is renting property as an STR or LTR and is required to pay State or local accommodation taxes is a "professional".

If no taxes or not all required taxes are displayed there, you need to turn on Professional tools unless you are already able to see the Custom Tax option.  Add any additional required taxes here. When this section requests your business tax ID, this is the number that was assigned to you by your State or local tax department when you registered your rental property with them in order to pay those taxes.
