You can buy market research reports from Airdna, your local tourism board, and speak to local estate agents and other sources to identify likely footfall
You need to specifically look at supply and demand for the sort of property you want to invest in and then do a profit and loss account with your set up and ongoing costs to understand likely profit levels. @Dan17831
