How far ahead have you got bookings for?
Whatever is going on this year with Airbnb we are going great guns,
We got a nice 16 day booking last night which takes us right up to March 2023
All I have left is the odd couple of days, not sure I'll fill them,
I know my husband has been doing a bit of marketing driving traffic to our listing,
I only hope we can keep it going after March as we are coming into low season,
Keep plugging away guys.
@Sudsrung0 Really happy you are going great guns. I have the opposite, hardly anything at all for the winter months, but strangely getting bookings as far ahead as September 2023. I have had quite a few bookings for next year.
No not really, I have bookings for Easter which on a normal year come in just after Christmas, so they are earlier than normal. I think the September booking is a guest being very organised as they are having a road trip.
Normal rule of thumb is our winter months are mainly weekends, quite often booked only a week before arrival and then full from Easter through to end of August. This year was a little different as we will full through until the end of October.
School holidays don't really affect us as we aren't set up for families or large parties, just couples or solo travellers. And I must admit most of the bookings aren't coming in through Airbnb.
Here in Thailand all our bookings have come from airbnb the other platforms didnt stand a chance,

It probably goes around 50% VRBO, 25% private bookings & 25% Airbnb at the moment.
This has swung from 70% Airbnb, 20%VRBO, 10% private since the summer release.
Although bookings are generally down compared to last year for this winter.
@Sudsrung0 I only keep my calendar open for 3 months in advance. I've had enquiries for Sept/Oct next year from wedding groups wanting to book the whole farm but I don't feel comfortable taking a booking that far in advance, just in case our life situations change.
Depending on the time of the year. If you are booking it during a US Holiday (3 day weekends), you need to book way in advance. It doesn't hurt if you book way in advance, you can always cancel if you know you cannot make it. I would say Jan -Mar is a slow month and you can book 2-3 weeks in advance.

Great to hear you have a 16 night booking and are now booked up to march. I like you have bookings through to mid April with only a couple of days to spare. This is our busy season so it is no surprise that we are busy. Like you we will be coming into the low season. I hope the next wave of international visitors will descend on us and come back to visit during our lovely Autumn and mild winter season. We adjust our prices to reflect the season and demand.
Our low season this year was amazing the best we have had for a long time with some really good bookings, our normal low season is made up with 2 days 3 days, this we had some 1 month,
The area I live is booming,
