How is the displayed pricing calculated?

If someone looks at my listing without dates selected, how is the default pricing that is shown calculated? 

 

It is showing much higher than my typical night, but I did hike my prices up for the holidays.

@David7439 that’s been their line to me too!  My placement according to the Porter app had gone from 2 to 71 during this time... so it seems that it is also having an effect on property placement.  I’m feeling like a broken record to CS right now!

@Heather1086 Yeah, bummer. Definitely seems to be effecting our view rate and therefore bookings... I guess let’s post here if we uncover anything!

@David7439 @Heather1086 I'm hoping you are both listed on other platforms; if not maybe consider it.

@Lisa723 @I am, but all of my bookings (except 1) have been on Airbnb... I have been booked nearly solid since July.

@Heather1086 Yeah, same. No other platform compares and they know it. But, I also work in tech and it’s totally probable the product team is running pricing experiments the CS team doesn’t even know about.

@David7439  Still nothing from airbnb CS, but did a search in our house's area today and noticed close to 50% of the listings now show the inflated pricing... I am just thankful mine isn't the one showing $2k a night!  I am curious if they are doing a shift in how they show pricing and we were just the lucky ones to be in the first wave???

@David7439  This is the response... which I think is accurate, but doesn’t seem to be applied to all properties. 


Hi Heather. Our dedicated team just responded to my report.
The price shown on the listing page when no dates are selected is not the base price, but the average price of the next 7 days, including booked and blocked dates.

Hey all: I am in this same boat.  Just got off the phone with Support, and was put on hold a long time.  This was the first support call where I feel I got put off.  My nightly house rate runs from 89 (low) to 109 on an average basis.  In the past, they listed me as average or weekend or ??? but NOT 130!!  I was told that guests must enter a date.  I told her that as I would be getting passed by, Airbnb would also lose money as well, on my listing.  

You don't suppose someone (neighborhood?) reported something that reflects on us so airbnb would take measures to cut off our traffic?  

I noticed I have about 5 nights in May scheduled at 129, so I can only guess that is where they are getting this.....?  I can't keep my listing and lose traffic.

Did this issue ever get resolved? I am having a similar problem and so far the "escalated" response from tech support was generic and did not apply to my situation or make any sense. Unlisting and relisting seems like nuclear option as I am a super host and won't that cause me to lose my reviews and start from scratch?

Unlisting/relisting does not remove the reviews. Even if a listing is permanently deactivated, the reviews will remain in the host's profile. What exactly is your issue ?

Hi, so my issue is if no dates are selected, my listing shows up as $180/night despite that that is not what I charge on any day, ever. All my days cost the same as I only host monthly stays. I have my base price, and nightly price on the calendar set to $85 which is average for my area. So now if someone was just browsing, I show up as approx $100 more than anyone else around me. This is for sure causing me to lose traffic

Previously, the price on my calendar was erroneously defaulting to $180. Someone from CS was able to help me get it to default correctly but the dateless search display price never updated. When dates are selected the correct price shows up. I have tried raising and lowering the price slightly, as well as adding on and taking away monthly discounts in an effort to jolt it into updating but the $180 is just frozen solid.

It's been five days now calling and messaging CS and so far the only response from tech support is that the nightly price always shows up including the fees. I told them this is not true and sent a few links to nearby listings to prove it. Furthermore if it were the issue the display price should change when I raise or lower the pricing. Additionally, it showed as $180 when the calendar was erroneously defaulting to that price, not an inflated sum to accommodate fees. So basically it's frozen solid and falsely advertising me unless dates are selected.

When a (also your)  listing is displayed initially (without dates selected), no price information is shown. So you probably refer to the search system regarding the error ?

 

Your listing shows a monthly price (30 nights) of 2550,-,  so it is 85,- per  night.There is a 5% monthly discount and additional cleaning fee, Airbnb fee and taxes (Transient Occupancy Tax Los Angeles), total  3211,- (appr 107,- /night). There is a an additional fee for a 3rd guest (5,- per night). I guess you agree on this figures.

 

So where is the 180,- showing up ?

 

added: i moved to the search system and found your listing in Los Angeles. But again no price info is displayed without selecting dates. When selecting a month is shows price for 1 month, including all fees (which is correct). Can you provide a screen shot where the 180,- a night is displayed ?

A price is always displayed regardless of if dates are selected or not.  I don't see why it would be but perhaps it displays differently in the Netherlands?
