I am finding that the reports in airbnb are so bad.
everything is in PDF
is there a way to do in excel without all the conversion steps
I cant zoom in and drill down on individual listings ( i have multiple units)
I feel like every month I am spending so much time on building my own excel reports
We used to be able to download a comprehensive csv of income reports for any period, which contained all the info needed for my tax declaration. Guest name, dates, booking reference, a complete breakdown of the gross, payouts, service fees, taxes, etc.
That seems to have vanished.
Now all I can seem to find is a summary of income, not broken down by booking, fees or taxes. And it's in pdf format, which is convenient, but unfortunately useless for accounting.
Now I have to go through my calendar and open each booking to get a breakdown of the booking data, dates, gross income, payout, fees and taxes, copy that data into a spreadsheet ... It's time consuming and subject to mistakes.
Why couldn't they have just left it as it was? It was working fine.
Just keep your own Excel spreadsheet and record each booking as you receive it, add the payments and fees when they take place, and any other details you wish. I have always done this for the past 18 years and it's quick and easy. I can run any reports I need, whenever I need them. Simples.😊
I would never rely on Airbnb's information alone.
@Diana3298 Just like @Fiona256 , I keep an Excel spreadsheet with all of the relevant information pertaining to each booking. Been doing this for over 25 years.
My Excel Headings:
Guest Name, phone number and email address
Arrival Date
Departure Date
Cleaning Date
#Nights
#People
#Pets
Booking origin
Reservation Code
$ Guest Total
$ Nights (Base)
$ Cleaning
$ Pet Fee
$ Other
$ Discount
$ Post Rental Costs (extra cleaning, damages)
$ Fees (AirBnB 15.5%)
$ Taxes
$ Host Net
(rearrange as it works for you -- I extract for my tax reports)
Programmers keep changing the website, the report functions and the availability of information. Don't expect them to meet your needs. Yes, it can be a PITA to keep up with the details, but it is your income. No one will care more about your business than you.
