LONG TERM RENTAL

I have some clients that want to rent my Airbnb while they look for and close on a home. They want to rent from the end of March until May 12th. How do I do a flat monthly fee instead of the daily fee?

You can go to the Calendar's pricing tab and set up a monthly discount.

Alternatively, the guest can send you a request for the dates in question, which will give you the option to send a special offer.

My guests requested the dates and it shows confirmed but Airbnb has not sent me a notification to approve the dates…..where do I go to send a special offer?

If you use the search function on the Airbnb Help website it will cover most of the things you need to know including creating special offer.

 

Personally I wouldn't create a special offer but set up a monthly /weekly discount then airbnb will calculate the total ,

 

if you create  special offer you have to factor in airbnb fees, cleaning etc

Does it show "confirmed" right on the booking? We can't see your bookings, but if you're unsure whether this booking has accidentally gone through at the higher rate, it may be best to click the request or booking and scroll down to "Visit the Help Center":

There you can ask Airbnb Support to confirm whether the booking is final or whether they can help you create a special offer. Let them know what the amount of payout is that you would like to get from the booking. If the booking is already confirmed, they can help you adjust the rate by reversing the excess portion against the guest's payment method.

Even if it is a confirmed booking, don't click "Cancel reservation". This will count against you as a host, and you don't truly want to cancel in this case. You just want the amount adjusted downwards.

I should mention that, if it's a confirmed booking, you also have the option of changing the amount yourself (if you don't feel the need to involve Support).

In the screenshot above, you can go to Change Reservation, change Guest charges. There you'll see the following screen where you can adjust the price. Your guest will receive a message to approve the change.
